Roof Restoration in Perth, Done Properly

A good restoration fixes the roof first and paints it last. We replace broken tiles, rebed and repoint the ridges, sort out the valleys, then clean and coat. You get photos before, during and after, so you can see work you’d otherwise never see.

What Is a Roof Restoration?

A roof restoration brings an ageing but sound roof back to good condition. On a tile roof that means replacing broken tiles, rebedding and repointing ridge and hip capping, fixing valleys and flashings, high-pressure cleaning, then sealing and applying a protective coating. On a metal roof it means replacing screws, treating rust, fixing flashings, cleaning and repainting.

The word gets misused. Some companies sell a “restoration” that is mostly a pressure clean and two coats of paint. Paint makes a roof look new from the street, but it doesn’t fix cracked tiles, loose ridges or rusted valleys, and those are what leak.

Are Roof Restorations Worth It?

A restoration is worth it when the tiles themselves are sound and the problems are ageing mortar, some broken tiles, worn coating and tired valleys. It typically costs a fraction of a re-roof. It isn’t worth it when tiles are porous and crumbling, the framing sags, or the roof has already been restored and failed.

Consider re-roofing if:

  • Many tiles crumble, are porous or break when walked on
  • The roofline sags or the battens are rotten
  • It’s an asbestos (fibro) roof. Coating it isn’t a long-term fix
  • It was restored before and is leaking or peeling again

Restore if:

  • Most tiles are solid and only some are cracked
  • The ridge mortar is cracking or loose
  • The coating is faded, chalky or patchy
  • The roofline is straight, with no sagging

What Does a Roof Restoration Include?

A proper Perth tile roof restoration includes an inspection with photos, replacing cracked and broken tiles, rebedding loose ridge and hip caps, repointing with flexible pointing compound, repairing or replacing valleys and flashings, a high-pressure clean, and (on concrete tiles) a primer or sealer plus two topcoats. Get every item listed in writing.

Why it matters

1. Inspection

Every issue photographed and listed

You see what you’re paying for

Loose ridge and hip caps lifted, old mortar removed, re-laid on fresh bedding

Fixes caps that move or leak

5. Repointing

Flexible pointing compound applied over the bedding

Flexes with heat instead of cracking

6. Valleys and flashings

Rusted valleys replaced, flashings resealed or replaced

The most common leak points

7. Sealer or primer

Binds the surface of concrete tiles

Helps the coating bond

8. Two topcoats

Membrane or roof paint in your chosen colour

UV protection and looks

9. Clean-up and photos

Gutters cleared, debris removed, after photos

Proof of the finished job

Should the old ridge mortar be removed before rebedding?

Yes, where caps are loose. A common shortcut is putting new pointing over old, cracked mortar. It looks fine on handover and fails within a year or two because the bedding underneath is still loose. Ask your roofer whether they’ll lift the caps and rebed, or only repoint, and why. See ridge capping and repointing.

Does roof restoration include gutters?

Usually not. Most restoration quotes include cleaning the gutters out, but not replacing them. If your gutters are rusted or sagging, it makes sense to replace them at the same time while the access is set up. Ask for it as a separate line on the quote. See gutters and downpipes.

Signs Your Roof Is Ready for a Restoration

Crumbling ridge mortar, cracked or slipped tiles, rusted valleys and loose fixings are exactly what a proper restoration fixes before any paint goes on.

How Much Does a Roof Restoration Cost in Perth?

A tile roof restoration in Perth typically costs about $4,500 to $12,000, according to independent Perth cost guides and hipages figures (November 2026). Terracotta restorations run higher, and metal roofs usually cost less. Perth homeowners report paying around $7,000 for a full concrete tile restoration. The price depends on roof size, pitch, height, tile condition and how much rebedding is needed.

Restoration job

Estimated Perth cost

Concrete tile roof restoration

$4,500–$12,000

Terracotta tile roof restoration

$7,500–$18,500

Metal roof restoration or respray

$3,150–$9,500

High-pressure roof clean only

$650–$1,800

Ridge rebed and repoint only

$1,500–$4,500

Solar panels removed and refitted (by your solar installer)

$1,000–$4,000

What pushes the price up:

  • Two storeys or a steep pitch: more safety gear and slower work
  • Lots of broken tiles: some quotes allow a few; a roof needing 70 tiles is a different job
  • Full rebed vs repoint only: rebedding every ridge costs more than repointing
  • Valleys: replacing rusted valley irons adds materials and labour
  • Extras: new gutters, sarking repairs, whirlybirds, solar panel removal and refit

What to compare between quotes: the number of tiles included, whether caps are rebedded or just repointed, whether valleys are included, the coating brand and number of coats, and what the warranty covers. Two quotes $3,000 apart are rarely quoting the same job.

Estimated Perth costs, November 2026, from independent Perth cost guides. Indicative only, not a quote: your price depends on your roof. WA Consumer Protection advises getting more than one written quote, and prices must include GST.

What Are the Disadvantages of Roof Coatings?

Coatings protect and smarten a roof, but they don’t fix structural problems, they need recoating eventually, and a bad job can cause leaks. Coating that bridges the overlaps between tiles can block the channels water drains through, and poor preparation leads to peeling. Glazed terracotta tiles generally shouldn’t be painted at all.

01. Doesn’t fix cracks or loose caps

Paint sits on top. Cracked tiles, loose ridge caps and rusted valleys need repairing first, or they keep leaking under a fresh coat.

02. Can block water courses

If coating is sprayed too thick between tile overlaps, it blocks the channels water drains through. Perth homeowners do post about leaks that started after a restoration for this reason.

03. Peels if prep is poor

Lichen, grime and old flaking coating must come off first. Paint over a dirty or loose surface lifts within a few years.

04. Needs a recoat

No coating lasts forever. Plan for a recoat in the long run, especially on exposed coastal and full-sun roofs.

05. Not for glazed terracotta

Glazed tiles are usually cleaned, rebedded and repointed, not painted. See roof painting for what can and can’t be coated.

How Long Does a Roof Restoration Last?

A properly done restoration usually lasts 10 to 15 years before the coating needs attention, and rebedding with flexible pointing should outlast that. How long yours lasts depends on preparation, the coating system, exposure (coastal salt, full sun) and maintenance. Coating manufacturers commonly offer product warranties in the 7 to 15 year range.

Two things make a coating fail early: poor preparation (painting over grime, lichen or loose old paint, which then peels) and painting tiles that are already too porous or damaged. If someone offers an unusually long warranty, ask whether it’s a product warranty from the coating maker, a workmanship warranty from the roofer, or both, and what voids it.

How Long Does a Roof Restoration Take?

Most Perth tile roof restorations take three to five working days on site, plus drying time between stages. Cleaning, repairs, rebedding and pointing take the first days, and coatings need dry weather and curing time between coats. Rain or extreme heat adds days, which is why spring and early autumn are the easiest times to book.

What Is the Best Time of Year to Restore a Roof in Perth?

Spring (September to November) and early autumn (March to April) are best. The roof is dry, the weather is mild, and coatings cure well. Winter fronts bring rain that stops work and spoils fresh coatings, and summer days over 35°C make roofs too hot for coatings and dangerous to work on in the middle of the day.

Book early if you want it done before winter. From May, Perth roofers are flooded with leak repairs, and planned jobs get pushed back.

Which Colour Should I Choose for My Roof in Perth?

Lighter colours keep a Perth home noticeably cooler in summer, because they reflect more of the sun’s heat instead of absorbing it into the roof space. Dark roofs, like black and charcoal, absorb far more heat. With about 26 days a year above 35°C, many Perth homeowners now choose light greys, off-whites and sandy tones.

Check your estate covenant or council rules before choosing. Some Perth councils and estates restrict very dark roof colours because of the heat they add to the street. See roof painting.

How Do I Choose a Trustworthy Roof Restoration Company in Perth?

Choose one that lists every repair in writing, rebeds rather than only re-points loose caps, names the coating system and number of coats, shows photos before and after each stage, explains the warranty plainly, and doesn’t pressure you to sign today. Check their licence and insurance. Watch for these red flags:

01. Door-knock discounts

A knock on the door after a storm and a discount if you sign today. WA Consumer Protection regularly warns about travelling roof conmen targeting Perth homes, and advises saying no at the door and never paying by bank transfer or cheque. If you’ve already signed with a door-to-door salesperson, the Australian Consumer Law gives you a 10 business day cooling-off period.

02. One-line quotes

A quote with a single line: “Restore roof – $X.” You can’t compare it, and you can’t hold anyone to it.

03. Nothing about rebedding or valleys

No mention of rebedding, valleys or how many broken tiles are included. That’s where the real work, and the real cost, sits.

04. Big deposit up front

A big deposit before any work starts.

05. Warranty with no written terms

A warranty you can’t read isn’t a warranty. Ask who gives it, what it covers and what voids it.

Yes, but glazed terracotta is usually cleaned, repaired, rebedded and repointed rather than painted. Unglazed terracotta can be sealed. Broken terracotta tiles need matching, and we can source second-hand tiles for older Perth roofs.

Yes. Metal roof restoration means replacing perished screws, treating or replacing rusted sections, fixing flashings, cleaning and repainting with a metal roof coating. Badly rusted sheets need replacing, not painting.

Generally no. WA Health advises against high-pressure cleaning asbestos cement roofs, and coating them doesn’t solve the underlying problem. Replacement by a licensed removalist is the long-term answer. We’ll give you honest options.

No, as long as we have access to the outside and power for equipment. We’ll need access to the roof space for the inspection.

It will if the leak comes from parts the restoration fixes (cracked tiles, ridge capping, valleys). A coating alone won’t. We trace any existing leak before quoting.

We can work around them or arrange removal and refitting so the tiles underneath are cleaned and repaired too. Panels often hide cracked tiles.
