Life-threatening danger (roof collapsing, live wires, tree through the house)? Call 000. For storm help from the SES, call 132 500. For fallen power lines, call Western Power on 13 13 51 and stay at least 8 metres away.

What Should I Do If My Roof Is Damaged in a Storm?

Stay safe first: keep away from fallen power lines, sagging ceilings and anything electrical that’s wet. Catch water with buckets and towels, move valuables, and switch off power to affected rooms at the board if it’s safe. Photograph the damage inside and out, then call a roofer for a make-safe and your insurer to lodge a claim.

Storm Damage Checklist

Safety first:

  • Stay off the roof. Falls from wet, windy roofs seriously injure people every year
  • Keep clear of power lines and wet electrics. Call Western Power (13 13 51) for lines down
  • Watch the ceiling. A sagging, bulging section can collapse, so keep everyone out of that room

Then:

  • Catch and contain water: buckets, towels, tarps on the floor
  • Photograph everything before anything is moved or repaired
  • Keep broken tiles and torn sheets until your insurer says you can dispose of them
  • Call us for a make-safe, or the SES on 132 500 if you can’t get help and the house is open to the weather
  • Call your insurer and get a claim number

What Is a Roof Make-Safe?

A make-safe is temporary work that stops further damage until a proper repair can be done. It usually means tarping a damaged section, refixing or removing loose sheets, sealing a leak temporarily and clearing dangerous debris. Insurers generally expect you to take reasonable steps to limit damage, and a make-safe invoice and photos support your claim.

Make-safe is not the repair. We always come back in dry weather to fix the cause.

Is a tarp safe on a roof for weeks?

A properly secured heavy-duty tarp can protect a roof for a few weeks, but it’s not designed to stay long-term. Wind gets under tarps and lifts them, sandbags and ropes shift, and UV breaks the material down. Get it checked after each front, and book the permanent repair as soon as the weather allows.

Can Roof Repairs Be Done in the Rain?

Proper roof repairs need a dry roof. Mortar, sealants and pointing don’t bond to wet surfaces, and working on wet tiles or steel in wind is dangerous. During heavy rain we do make-safe work instead (tarping, temporary seals, refixing loose sheets) and return for the full repair in the next dry window.

Do emergency roof repairs need scaffolding?

Most single-storey make-safes don’t. We use ladders, roof anchors and harnesses. Two-storey homes, steep roofs and large damaged areas may need edge protection or scaffolding for the full repair, which we’ll explain in the quote.

How Much Does an Emergency Roof Repair Cost in Perth?

It depends on the damage and the time. A simple make-safe (tarping or securing a few sheets) is usually a few hundred dollars, and independent Perth cost guides (November 2026) put a roof plumber call-out for leak investigation at about $280 to $650. After-hours or storm-peak call-outs can cost more. The permanent repair is quoted separately once we’ve inspected. If the damage is storm-related, many home insurance policies cover both the make-safe and the repair.

Estimated Perth costs, November 2026, from independent Perth cost guides. Indicative only, not a quote: your price depends on your roof. WA Consumer Protection advises getting more than one written quote, and prices must include GST.

Is Storm Damage to My Roof Covered by Insurance?

Usually, if it was caused by the storm. Most Australian home policies cover sudden storm damage, such as tiles smashed by hail, sheets lifted by wind or a tree falling on the roof, and the resulting water damage. Most exclude gradual deterioration like rusted valleys or old mortar. Insurers inspect for maintenance, so evidence matters.

How we help with a storm claim:

  • A dated report with photos of the storm damage and its cause
  • An honest note on what’s storm damage and what’s pre-existing wear. Inflated reports can backfire on the owner
  • A make-safe invoice and photos showing you limited further damage
  • A clear, itemised repair quote for the assessor

If your claim is declined and you disagree, use your insurer’s complaints process first, then the Australian Financial Complaints Authority (AFCA).

Beware of storm chasers

After big storms, door-knockers appear offering cheap “insurance work” and asking for deposits. WA Consumer Protection regularly warns about travelling roof conmen targeting Perth homes. Don’t sign on the doorstep, and never pay by bank transfer or cheque. If you do sign, the Australian Consumer Law gives you a 10 business day cooling-off period for unsolicited agreements. Check any roofer’s licence, address and insurance before work starts.

How Common Is Storm Damage to Perth Roofs?

Very. Perth gets most of its rain from winter fronts between May and September, often with damaging winds. Coastal and exposed suburbs take the brunt.

01. Winter fronts

May to September brings the heaviest rain and the strongest winds of the year.

02. The 2010 hailstorm

On 22 March 2010, hail up to 6 cm hit a strip from the northern coastal suburbs to south Perth, causing over $1 billion in insured damage.

03. Winter 2026

In the storms of 30 May–1 June 2026, gusts topped 100 km/h across Perth and the south-west, and the SES received around 700 calls for help, mostly for roof damage, structural damage and fallen trees. A Cottesloe apartment building had its roof torn off.

04. Coastal suburbs

Mandurah and Rockingham have recorded gusts over 100 km/h in winter storms, with tiles and roof sheets torn off and ceilings brought down.

05. Re-roofed homes

Building and Energy found about half of Perth buildings that lost roofs had lightweight metal replacing original tile or asbestos (Building and Energy, 2021). If yours was converted, have the tie-downs checked. See re-roofing.

How Do I Prepare My Roof for Storm Season in Perth?

Get the roof checked in autumn, before the first big front in May. Clear gutters, valleys and downpipes, replace cracked or slipped tiles, rebed loose ridge caps, replace perished screws and refix lifted sheets on metal roofs, check flashings, and trim branches overhanging the roof. Secure loose items in the yard that could become missiles.

Your storm-season checklist:

  • Gutters, valleys and downpipes cleared
  • Cracked and slipped tiles replaced
  • Ridge caps firm, pointing intact
  • Metal roof screws tight with sound washers; edges secure
  • Flashings sealed at walls, chimneys and skylights
  • Branches trimmed back from the roof
  • Trampolines, outdoor furniture and bins secured
  • Your insurer’s claims number saved in your phone

Yes. Call and we’ll tell you when we can get there. In major storms, demand across Perth is extreme, so we prioritise by danger. If you can’t get help and the roof is open, call the SES on 132 500.

A short-term fix that stops water getting in until the proper repair: a tarp, a temporary sheet, flashing tape on a metal roof, or a sealant on a crack. It buys time; it isn’t the fix.

On a clean, dry metal surface it can hold for a while. On wet tiles it rarely sticks. It’s a stop-gap only.

The SES does emergency make-safe work like tarping when you can’t arrange it yourself. They don’t do permanent repairs. You’ll still need a roofer and, if relevant, your insurer.

Often, yes, if the damage is covered. Keep the invoice and photos and give them to your insurer.
