What Goes Wrong With Colorbond Roofs in Perth?

The most common Perth metal roof problems are loose or perished roofing screws, rust where water or debris sits, sheets lifting at the edges in strong wind, failed flashings at walls and penetrations, corrosion near the coast, swarf (steel filings) left by installers rusting on the surface, and condensation under roofs fitted without an insulation blanket.

When Should Roof Screws Be Replaced?

Replace roofing screws when you see:

  • Perished or cracked rubber washers
  • Rusting screw heads, often with a rust halo
  • Screws backed out, with sheets moving or rattling in wind
  • Drips inside that line up with a row of screws

Good practice:

  • On many Perth roofs from the 1990s and earlier, replace every screw in one go rather than chasing single leaks
  • Match new screws to the steel grade and coastal exposure
  • Never overtighten: it crushes the washer from day one

The Five Metal Roof Problems We Fix Most

These account for most of the Colorbond and tin roof call-outs across Perth, from beachside suburbs to the Hills.

01. Loose and perished screws

Each screw has a rubber (EPDM) washer that seals the hole. Perth’s UV and heat break the washers down, and the steel expanding and contracting every day can loosen screws. Signs: rust halos round screw heads, rattling in wind, and drips that line up with a row of screws.

02. Rust where water sits

Rust starts where water or debris sits: around penetrations, under leaves at the gutter end, at sheet laps, under air-conditioning units, or where a hot water relief pipe drips onto the roof. Small spots can be treated; rust that has gone through needs the sheet replaced.

03. Swarf and cut-edge rust

When sheets are cut or drilled, tiny steel filings land on the roof. Left there, they rust within weeks and leave orange spots that look like the roof is failing. Fresh swarf can be removed with a soft brush; old stains may need treating.

04. Lifted sheets and wind damage

In Perth’s winter fronts, wind gets under sheet edges at the eaves, ridge and barge. Lifted sheets need refixing with the correct screws into sound battens, and sometimes extra fixings at the edges, where wind loads are highest.

05. Condensation under the roof

A metal roof with no insulation blanket can drip on cold, clear winter mornings as warm moist air meets the cold steel. It looks like a leak but happens without rain. The fix is an insulation blanket (anticon) and better ventilation, not sealant.

Can a Metal Roof Be Repaired, or Does It Need Replacing?

Most metal roof problems can be repaired: screws replaced, small rust spots treated, flashings redone, and individual sheets replaced. Replacement makes sense when rust has gone through many sheets, the roof is old galvanised iron near the end of its life, or the framing underneath needs work. We’ll show you photos either way. See re-roofing.

Is a silicone patch on a metal roof acceptable?

Not as a permanent fix. Perth homeowners regularly post photos of metal roofs covered in silicone and pop rivets, and ask if that’s normal. It isn’t. Sealant over rust traps moisture and the rust keeps going. Proper repairs replace the rusted sheet or section, and sheets should generally run from ridge to gutter in one length unless the pitch changes.

What Is Colorbond Made Of?

Colorbond is steel. BlueScope makes it by coating a steel base with a metallic coating (an aluminium and zinc alloy), then a pre-treatment, primer and baked-on paint layers. Zincalume is the same steel with the metallic coating but no paint, giving the familiar silver finish. Both are made for Australian conditions.

Will Colorbond rust if cut?

Cut edges can show some light marking over time, but the metallic coating gives Colorbond a degree of protection at cut edges. The bigger rust risk after cutting is swarf: steel filings left on the roof surface that rust quickly and stain the paint. Good installers sweep the roof clean after cutting and drilling.

Can Zincalume rust?

Yes, eventually, especially near the coast or where water sits. Zincalume also reacts with some other metals: water running off copper or lead onto Zincalume or Colorbond can corrode it. That’s why lead flashings and copper pipes shouldn’t drain onto a steel roof. BlueScope publishes guidance on compatible materials.

Which Colorbond Grade Do I Need Near the Beach?

It depends on your distance from breaking surf. Repairs on beachside homes in Cottesloe, Scarborough, Hillarys, Rockingham or Secret Harbour should use the same grade as the roof, with matching fixings. BlueScope’s guidance:

01. Colorbond steel

More than 200 m from breaking surf.

02. Colorbond Ultra

More than 100 m from breaking surf.

03. Stainless Colorbond

Within 100 m of breaking surf.

04. Zincalume

Unpainted steel for sites more than 200 m away.

05. Fixings and flashings

Must match the sheet grade, or they corrode first.

What Are the Differences Between .42 and .48 Colorbond Sheets?

The number is the base metal thickness in millimetres. 0.42 mm is the standard residential sheet and suits most homes. 0.48 mm is thicker and stiffer, so it spans further between supports, resists denting better and is easier to walk on without marking. It costs more, and is common on commercial roofs and longer spans.

How Many Years Does a Colorbond Roof Last?

A Colorbond roof commonly lasts decades, often 30 years or more, when it’s the right grade for the site and maintained. BlueScope offers product warranties that vary by product and distance from the coast. What shortens a metal roof’s life in Perth: salt air with the wrong grade, water sitting on the roof, incompatible metals, swarf and poor fixings.

What are the downsides of a Colorbond roof?

Metal roofs can be noisier in rain and when they expand in the heat, unless an insulation blanket is fitted. Dark colours absorb a lot of heat in a Perth summer. They can dent under heavy foot traffic or hail, condensation forms without insulation, and the wrong grade near the coast corrodes early. All of these are manageable with the right install.

Does a metal roof need insulation?

In Perth, yes, you should have it. An insulation blanket under the sheets cuts heat gain in summer, reduces rain noise and helps prevent condensation dripping in winter. Many older metal roofs in Perth were fitted without one. It can be added during a re-roof or when sheets are replaced.

Colorbond vs Tiles: Which Is Cheaper?

For a new or replacement roof in Perth, Colorbond is usually cheaper than tiles to supply and install. Independent Perth cost guides (November 2026) put a Colorbond re-roof of a single-storey home at roughly $15,000 to $32,000, against about $24,000 to $35,000 for a tile re-roof of a three-bedroom home. Perth homeowners also report metal coming in cheaper than tile quotes.

How much does a Colorbond roof cost for a 3 bedroom house in Perth?

Roughly $15,000 to $32,000 for a Colorbond re-roof on a typical single-storey Perth home, based on independent Perth cost guides (November 2026). Roof area, pitch, two-storey access, removal of the old roof, new battens, tie-downs, gutters and insulation all change the figure. See re-roofing.

What is the cheapest metal roof option?

Unpainted Zincalume is usually the cheapest metal roof sheet, followed by standard Colorbond. Simple corrugated profiles cost less than concealed-fix profiles like Kliplok. Coastal-grade and thicker sheets cost more. The cheapest option on paper isn’t always cheapest over the roof’s life if it’s the wrong grade for your site.
