Roof Painting in Perth
A freshly painted roof transforms a house from the street, and the right colour can make it noticeably cooler inside through a Perth summer. But paint only lasts if what’s underneath is sound and clean. We repair first, prepare properly, and coat with a roof-specific system, on tile and metal roofs.

Can Roof Tiles Be Painted?
Yes, concrete roof tiles can be painted, and it’s one of the most common roof jobs in Perth. The tiles must be repaired, thoroughly cleaned and sealed or primed first, then finished with two coats of a roof-specific membrane or paint. Glazed terracotta tiles usually shouldn’t be painted, as coatings don’t bond well to the glaze.

Do I Need Repairs Before Painting My Roof?
Yes. Painting over these hides the problems without fixing them, and they’re what cause leaks:
A proper job, in order:
Can you spray paint roof tiles?
Yes. Most professional roof painting is done with an airless spray system, which gets an even coat into the tile profile far faster than a roller. Spraying needs calm conditions and care around overspray onto cars, walls and neighbours’ properties, which is why prep and masking matter.
Can you paint a Colorbond or tin roof?
Yes. A sound but faded Colorbond or galvanised roof can be cleaned, treated for any surface rust, primed where needed and painted with a metal roof coating. Badly rusted sheets should be replaced first; paint won’t hold rust back for long. See Colorbond and metal roof repairs.
How Long Does Roof Paint Last?
A quality roof coating system on a well-prepared roof commonly lasts 10 to 15 years in Perth before it needs recoating. Coating manufacturers typically offer product warranties in the 7 to 15 year range depending on the product. Poor preparation is the main reason roof paint fails early, often peeling within a couple of years.
Perth’s sunshine is the coating’s biggest enemy. Perth averages about 8.8 hours of sunshine a day (Bureau of Meteorology), and UV slowly chalks and fades every roof coating. North- and west-facing slopes usually fade first.
Why does roof paint peel?
Because it was put on a surface that wasn’t clean, dry and sound. Lichen, moss, dust and chalky old coating left on the tiles stop new paint bonding. Perth homeowners regularly post photos of roofs peeling within a year or two of a cheap job, and the answer is almost always the same: the roof wasn’t prepared properly before it was painted.
Which Roof Colour Is Best for Perth?
Light colours are best for comfort in Perth. Pale greys, off-whites and sandy tones reflect much more of the sun’s heat than dark colours, so less heat soaks into the roof space. With about 26 days a year above 35°C, a lighter roof plus insulation can make a real difference to indoor temperatures and cooling costs.
01. Cooler choices
Surfmist, Shale Grey, Dune, Windspray (Colorbond names for reference).
02. Hotter choices
Monument, Night Sky, Woodland Grey, Basalt.
03. Black and charcoal
They suit some designs but absorb far more heat, and some estates and councils now restrict very dark roof colours. Check your estate covenant or council first.
04. Cool roof coatings
Formulated to reflect more of the sun’s infrared heat than a standard paint of the same colour. They help most in light colours and won’t replace ceiling insulation, but they can reduce how hot the roof surface and roof space get.
How Much Does It Cost to Paint a Tiled Roof in Perth?
Roof painting is usually priced as part of a restoration, because the tiles need cleaning, repairs and ridge work before paint. Independent Perth cost guides and hipages figures (November 2026) put a concrete tile restoration at about $4,500 to $12,000, and Perth homeowners report around $7,000 for a full concrete tile restoration. Larger, steeper and two-storey roofs cost more.

How much does it cost to clean and paint a Colorbond roof?
It depends on the roof area, pitch, height and how much rust treatment is needed. Metal roof painting skips tile repairs and ridge work, so it’s often less than a tile restoration of the same size: independent Perth guides put a metal roof restoration or respray at about $3,150 to $9,500. We quote after measuring and inspecting.
When Is the Best Time to Paint a Roof in Perth?
Spring (September to November) and early autumn (March to April) are best. Coatings need a dry roof, mild temperatures and time to cure between coats. Winter rain and morning dew delay work and can spoil fresh paint, and summer roofs over 35°C can cause coatings to dry too fast and are dangerous to work on at midday.
What should a roof painting quote include?
Repairs (tiles, ridges, valleys) listed separately, high-pressure clean, any rust treatment on metal, the primer or sealer, the coating brand and product, number of coats, colour, masking and overspray protection, clean-up, and the warranty in writing, both workmanship and product.
Can You Paint an Asbestos Roof?
It’s generally not recommended. WA rules prohibit high-pressure water cleaning of asbestos cement roofs, which makes proper preparation very difficult, and coating doesn’t remove the long-term risk. Replacing the roof, with removal by a licensed asbestos removalist, is the long-term fix. See re-roofing.
