Roof Cleaning in Perth

Lichen, moss, dirt and salt build-up make a roof look tired and, over time, hold moisture against tiles and steel. We clean tile and Colorbond roofs carefully, at the right pressure and angle so water isn’t driven under tiles, and we photograph any cracked tiles or rust we find along the way.

Is Professional Roof Cleaning Worth It?

It’s worth it when your roof has heavy lichen, moss or grime, when you’re preparing it for painting, or when a coastal metal roof has salt build-up in areas the rain doesn’t wash. Cleaning improves how the roof looks and removes material that holds moisture. It won’t fix cracked tiles or loose ridges, so a good cleaner flags those too.

Cleaning Is a Good Idea If:

Any of these sound like your roof:

  • Black, grey or orange lichen patches cover large areas of tiles
  • Moss is growing between tile overlaps or in valleys
  • You’re getting the roof painted or restored. A thorough clean is essential first
  • You live near the coast and your metal roof has salt deposits under eaves and gutters
  • You’re selling and want the house to present well

What cleaning won’t fix:

  • Cracked or slipped tiles
  • Loose ridge capping
  • Rusted valleys or sheets

How Much Does a Roof Clean Cost in Perth?

Roof cleaning in Perth is usually priced by roof area, pitch and height, with two-storey and steep roofs costing more. Independent WA cost guides (November 2026) put a high-pressure tile roof clean at about $650 to $1,800. A clean on its own costs much less than a restoration, which includes repairs and coating. We quote after seeing the roof, because lichen coverage, access and the number of cracked tiles all change the job.

$650–$1,800

Full tile roof restoration (clean, repairs and paint)

$4,500–$12,000

How much does it cost to clean a Colorbond roof?

Usually less than a tile roof of the same size, because metal is quicker to clean and there’s no grit or overlaps to work around. Price depends on area, pitch, height and how much salt, dirt or lichen there is.

Can High-Pressure Cleaning Damage Roof Tiles?

Yes, if it’s done badly. It’s a common Perth complaint: a cheap roof wash followed by water stains on the ceiling. The water didn’t come from rain; it came from the cleaning wand pointed the wrong way.

01. Too much pressure

Erodes the surface of old concrete tiles.

02. Blasted pointing

High pressure aimed at the ridge can blast out the pointing.

03. Spraying up the roof

Drives water under tiles and into the ceiling.

04. Careless walking

Cracks tiles, especially old or brittle ones.

05. The proper way

The right pressure for the tile, sprayed down the roof, walking on the overlaps.

How Should a Colorbond Roof Be Cleaned?

Gently. Colorbond’s paint can be cleaned with low-pressure water and a soft brush, and BlueScope recommends regularly washing areas the rain doesn’t reach, such as under eaves and gutter overhangs, especially near the coast where salt builds up. Avoid abrasive brushes and harsh solvents that damage the paint finish.

Near the beach, salt deposits in unwashed areas speed up corrosion. In suburbs like Cottesloe, Scarborough, Hillarys and Secret Harbour, a regular wash of these areas is part of keeping your roof in good shape. Check BlueScope’s current maintenance guidance for your product. See Colorbond and metal roof repairs.

Why Does Lichen Grow on Perth Roofs?

Lichen and moss grow where moisture lingers: south-facing roof slopes that get less sun, roofs shaded by trees, and porous old concrete tiles. Perth’s wet winters give them a growth season even though the summers are dry. Lichen is mostly cosmetic, but thick growth holds water against tiles and blocks water channels.

Can You Clean an Asbestos Roof?

No, not with high-pressure water. WA rules prohibit high-pressure water cleaning of asbestos cement roofs because it releases fibres. If your home has an old fibro roof, don’t pressure-clean or scrub it. Replacing it, with removal by a licensed asbestos removalist, is the long-term fix. See re-roofing.

There’s no fixed rule. Most tile roofs only need it when lichen or grime builds up, or before painting. Coastal metal roofs benefit from regular washing of unwashed areas.

It shouldn’t if done properly. Leaks after cleaning usually mean water was forced under tiles or a cracked tile was missed. We check tiles before and after.

Some lichen and mould treatments are applied after cleaning to slow regrowth. Ask what will be used: it should suit your roof type and be safe for gardens and rainwater tanks.

Yes, if the tank inlet is disconnected before cleaning so dirty water and debris don’t go into it. We’ll do that as part of the job.

If the roof is sound and just dirty, a clean is enough. If tiles are cracked, ridges loose or the coating worn through, a restoration is better value than cleaning alone.
