Re-roofing and Roof Replacement in Perth

A new roof should last decades, and in Perth’s winter fronts it has to stay on. We re-roof tile, tin and asbestos homes in Colorbond with the permit, tie-downs and structural check the job needs, and the right steel grade for how close you are to the ocean.

Why Does Tie-Down Matter When You Re-roof in Perth?

Because a light steel roof needs more holding down than the heavy tiles it replaces. WA’s building regulator, Building and Energy, investigated roofs lost in Perth storms and found replacement roofs were over-represented: about half of the Perth buildings that lost roofs had lightweight metal replacing original tile or asbestos.

Where Perth Re-roofs Go Wrong

Concrete tiles are heavy, and their weight helps hold the roof frame down. Swap them for Colorbond and that weight is gone, so the frame needs extra straps, bolts and connections back to the walls to resist uplift in wind. The common faults found:

  • No building permit
  • Inadequate tie-downs
  • Old framing nobody checked

What we do on every tile-to-metal re-roof:

  • Lodge or arrange the building permit where it’s required
  • Check the roof framing and replace rotten or undersized battens
  • Install the tie-downs and connections the new roof needs
  • Fit sarking or an insulation blanket under the sheets
  • Use the steel grade and fixings rated for your distance from the coast

Do I Need a Permit to Replace My Roof in WA?

Usually, yes. A building permit is usually required for re-roofing in WA, especially if you change the roof covering to a different material or weight, such as tiles to Colorbond. Councils such as the City of Vincent say so in their guidance, and the work should be done by a registered builder. Like-for-like repairs don’t normally need one.

Check with your local council or a private building surveyor for your property. Heritage-listed homes and some heritage areas (parts of Fremantle, Guildford and Subiaco, for example) may need planning approval before you change the roof material or profile.

How Much Does It Cost to Re-roof a House in Perth?

A Colorbond re-roof of a typical single-storey Perth home costs roughly $15,000 to $32,000, and a tile re-roof of a three-bedroom home about $24,000 to $35,000, according to independent Perth cost guides (November 2026). Converting tiles to Colorbond typically works out at about $85 to $160 per square metre. Perth homeowners report tile-to-steel replacements around $30,000, and $30,000 to $60,000 for bigger roofs.

Is $30,000 too much for a new roof?

Not necessarily. For a larger Perth home, a two-storey home, or a tile-to-steel conversion that includes new battens, tie-downs, gutters, sarking and permit costs, $30,000 can be fair. For a small, single-storey metal-over-metal replacement it would be high. Compare itemised quotes: if one is far cheaper, check what it leaves out.

What is the most expensive part of replacing a roof?

Labour and the hidden structural work. Removing the old roof, disposing of it (especially asbestos), replacing rotten battens, adding tie-downs and fitting scaffolding on two-storey homes often costs more than the steel itself. Gutters, fascia, sarking and whirlybirds add up too. A quote that only prices the sheets isn’t the full picture.

Is It Cheaper to Repair or Replace a Roof?

Repairing is almost always cheaper upfront. A leak repair is usually hundreds of dollars and a restoration a few thousand, against tens of thousands for a new roof. Replacement becomes the better value when repairs keep coming back: porous or crumbling tiles, rusted-through sheets, sagging framing, or an asbestos roof that needs to go.

We’ll only recommend a re-roof if your roof genuinely needs it, and we’ll show you the photos that prove it. Plenty of Perth homeowners are told they need a new roof when a valley replacement and some ridge work would do. If that’s you, see roof leak repairs or roof restoration.

Can you repair just a section of a roof?

Yes. Many problems can be fixed by re-sheeting one section, replacing a valley, or relaying tiles on one face. Partial re-roofs make sense when damage is local, for example storm damage on one side, or one section of rusted sheets. Matching old tiles or faded steel can be the tricky part.

What Does Re-roofing Include?

A full re-roof includes removing and disposing of the old roof, checking and repairing the framing, replacing battens where needed, installing tie-downs, fitting sarking or an insulation blanket, installing the new sheets or tiles with ridge and flashings, and usually new gutters and downpipes. Get every item listed in the quote.

  • Permit and paperwork where required
  • Scaffolding and edge protection
  • Removal and disposal of the old roof (licensed removal for asbestos)
  • Framing inspection and repairs
  • New battens and tie-downs
  • Sarking or insulation blanket
  • New roof sheets or tiles
  • Ridge, barge and flashings
  • New gutters, downpipes and fascia covers (if quoted)
  • Whirlybirds or vents (optional)
  • Solar panels removed and refitted (if needed, often by your solar installer)
  • Clean-up and final photos

Can you re-roof over an existing roof?

Not usually in Perth. Putting new metal over tiles adds weight and hides the framing and battens that need checking. Re-roofing over an asbestos roof leaves the asbestos in place for the next owner to deal with. The proper way is to remove the old roof, check what’s underneath and build up from there.

Which Colorbond Steel Is Right for My Suburb?

It depends on how close you are to breaking surf. In Cottesloe, Scarborough, City Beach, Hillarys, Mullaloo, Secret Harbour and other beachside suburbs, the wrong grade and the wrong fixings can corrode years early in salt air. Sheltered bays and estuaries are different, so we check your site. BlueScope’s guidance:

01. Colorbond steel (standard)

More than 200 m from breaking surf. The right choice for most of suburban Perth.

02. Colorbond Ultra

More than 100 m from breaking surf. For homes close to the coast but not on the beachfront.

03. Stainless steel Colorbond

Within 100 m of breaking surf, where salt spray is constant.

04. Zincalume

Unpainted steel for sites more than 200 m from breaking surf.

05. Fixings and flashings

Must match the sheet grade. A coastal-grade sheet with standard screws still corrodes early. See Colorbond and metal roof repairs.

Which colour keeps a Perth house coolest?

Light colours, such as Surfmist, Shale Grey and Dune, reflect far more of the sun’s heat than dark colours like Monument and Night Sky. Perth averages about 26 days a year over 35°C, so a lighter roof plus good insulation makes a real difference to comfort and cooling bills. Check any estate covenant on roof colour.

Which profile: Custom Orb, Trimdek or Kliplok?

Custom Orb is the classic corrugated look, common on character homes. Trimdek is a bolder, flatter-ribbed profile popular on modern homes. Kliplok uses concealed fixings, so there are no screws through the sheet, and suits low-pitch roofs. Your roof pitch and the look you want decide it.

How Long Does It Take to Re-roof a House in Perth?

Most single-storey Perth homes take about three to seven working days to re-roof in Colorbond, depending on size, weather and how much framing work is needed. Asbestos removal, two-storey access and solar panel removal add time. We stage the work so the house is never left open to rain overnight.

What is the cheapest time of year to replace a roof in Perth?

There’s no official discount season, but late spring and summer are when most planned re-roofs happen, because the weather is reliable. If you can be flexible on dates, ask about filling a gap in the schedule. Avoid waiting until winter: leaks get worse and roofers are flat out with repairs.

What About Asbestos Roofs?

If your home was built before about 1990 and has a corrugated grey cement roof, it may be asbestos cement (fibro). Replacing it with Colorbond is the long-term fix. What WA rules and guidance say:

01. Licensed removal

Under WA rules, more than 10 m² of non-friable asbestos must be removed by a licensed removalist. We arrange it.

02. No high-pressure cleaning

Asbestos roofs must not be high-pressure cleaned.

03. Never drill, cut or sand

Never drill, cut, sand or water-blast an asbestos roof.

04. Re-roof properly

After removal, the new roof goes on with the tie-downs and sarking it needs.

Usually Colorbond or Zincalume steel on a single-storey home with sound framing. Steel is lighter and quicker to install than tiles. The cheapest quote isn’t always the cheapest roof: missing tie-downs or sarking cost more later.

For a re-roof, usually yes, and Perth homeowners commonly report metal coming in cheaper than a tile quote. Tiles can cost more to install and need stronger framing.

Less than you’d think with an insulation blanket (anticon) under the sheets and ceiling insulation. Without them, rain and expansion “tick” are louder. Ask for an insulation blanket to be included in your quote.

Not always, but it’s the best time. Old gutters often don’t match the new roof’s colour or capacity, and the access is already set up.

Yes, in most cases. Expect noise and dust. We work section by section and keep the roof watertight at the end of each day.

They need to come off and go back on. Many owners use their original installer. We’ll coordinate the timing.
