Costs and Quotes

What a fair quote looks like, and why Perth prices vary.

Typical Perth price ranges are on each service page, starting with roof leak repairs.

Compare what’s included, not just the total. A fair quote lists each repair, the materials, the number of tiles or metres, access costs and the warranty. Perth quotes for the same roof can vary by thousands because roofers scope the job differently, and a price far below the others usually leaves something out. See roof leak repairs for typical Perth ranges.

Because roofers diagnose differently (repoint or rebed, patch or replace), include different things (tiles, valleys, gutters), and some quote from the ground while others get on the roof. Ask each one to show you photos of what they’re quoting for.

It depends on the job. Small repairs often need no deposit, while re-roofs may need one for materials. Any deposit should be set out in the written quote, and never pay a large deposit before work starts to someone you can’t verify.

Leaks and Damage

Who to call, and what to fix first.

A roof tiler for tile roofs, and a roof plumber for metal roofs, gutters and flashings. We can connect you with either. See roof leak repairs.

Leaks show up with rain, in one spot. Condensation shows up on cold mornings, often under bare metal roofs or in bathrooms. See roof leak repairs.

The roof. A new ceiling under an unfixed leak is wasted money.

Insurance, Permits and Rules

Insurance, council approval, tax and grants.

Sudden storm damage usually is covered; wear and tear usually isn’t. Check your policy. See emergency and storm repairs.

Repairs usually don’t. Re-roofing usually needs a building permit, especially when changing materials. Check with your council. See re-roofing.

Repairs to an investment property can often be claimed, while improvements are treated differently. The rules are the ATO’s, so check with your accountant or the ATO’s rental property guidance. Ask the roofer for an itemised invoice that describes the work clearly.

We’re not aware of a general WA grant for private home roof repairs. Some insurers, councils or programs for specific groups may help in particular cases, so check with your council and Services Australia.

Choosing a Roofer

How to pick someone you can trust.

Look for someone who answers, inspects the roof space as well as the roof, shows you photos, puts the scope and price in writing, holds the right WA licence and gives a written workmanship warranty. Check reviews that mention the same issue as yours.

Search their name or licence number on Building and Energy’s online licence search. Ask which licence covers the work they’re quoting.

Fix My Roof Perth is a referral service. Your enquiry goes to an independent, licensed local roofing contractor, and you’ll know which business is coming before anyone visits your property.

A workmanship warranty is the roofer’s promise about their installation. A product warranty is the manufacturer’s promise about the material, like Colorbond steel or a roof coating. You want both, in writing.
