Roof Plumber in Perth
Roof plumbing is everything that moves water off your roof: the metal sheets, flashings, valleys, gutters, box gutters, rainheads and downpipes. When one of them fails, water goes where it shouldn’t. We fix and replace roof plumbing on Perth homes and commercial buildings, and we pick up the phone.

What Is a Roof Plumber in Australia?
A roof plumber is a tradesperson who installs and repairs the metal parts of a roof that carry water: roof sheeting, flashings, valleys, gutters, box gutters, rainheads and downpipes. Roofers and tilers mainly work on tiles, ridge capping and restorations. On metal roofs, the roof plumber usually does the whole roof.
Signs You Need a Roof Plumber
These leaks almost always come from the metal parts of the roof, not the tiles:

What Is the Difference Between a Roofer and a Roof Plumber?
A roofer (or roof tiler) mainly works on tile roofs: replacing tiles, rebedding and repointing ridge capping, and restorations. A roof plumber works on the metal water-carrying parts: Colorbond and tin roofs, flashings, valleys, gutters, box gutters and downpipes. Many leaks involve both, which is why it helps to call one business that covers both.

Do roofers do roof plumbing?
Some do, some don’t. Many tile roofers replace valleys and simple flashings, but leave box gutters, metal roofs and stormwater work to a roof plumber. Ask before you book. We handle both tile and metal roof work, so you’re not stuck coordinating two trades for one leak.
Do I need a licensed plumber for roof plumbing in WA?
It depends on the work. Some roof drainage work, such as connecting downpipes to stormwater, falls under plumbing rules, while roof sheeting and flashing are generally building work. Ask any tradesperson which licence covers your job and check it on the Building and Energy licence search. Building and Energy can confirm on 1300 489 099.
What Roof Plumbing Jobs Do Perth Homes Need Most?
The most common Perth roof plumbing jobs are leaking flashings where a roof meets a wall or chimney, rusted valley irons on tile roofs, overflowing box gutters, loose or rusted screws and sheets on metal roofs, holes left after removing an old evaporative cooler, and leaks around solar panels, skylights and flues.
01. Flashing repairs and replacement
Flashings seal the joints: where the roof meets a wall, a chimney, a skylight or another roof level. Lead flashings split with age, and silicone-only flashings fail as sealant shrinks in summer heat. A proper wall flashing is turned into the mortar joint of the brickwork (or fixed under a counter-flashing), not just stuck to the face of the wall.
02. Valley iron replacement
Old galvanised valleys on 1960s–90s Perth tile roofs rust through from the inside, where leaves and grit hold water. We lift the tiles either side, replace the valley with Colorbond or Zincalume of the right width, re-lay and rebed the tiles, and check the tiles are cut to the right line so water stays in the channel.
03. Box gutters, sumps and overflows
Box gutters sit inside the roof line, so when they overflow, water goes into the building. We size the gutter and outlet for the roof area, fit sumps and rainheads, and add an overflow that dumps water outside if the outlet blocks. See gutters and downpipes.
04. Evaporative cooler removal
Swapping an old evap for a split system or ducted reverse cycle leaves a big hole in the roof. A tarp or a plywood patch isn’t a repair. On a tile roof, we close the opening with battens and matching tiles; on a metal roof, with new sheeting or a properly flashed cover. We also seal the old duct and ceiling outlet.
05. Solar, skylights, flues and aerials
Every bracket and pipe through a roof needs flashing designed for it, such as a flexible pipe flashing (boot) around flues and vents. Silicone alone doesn’t last in Perth’s UV. If your leak started after an installation, we’ll find out whether it’s the install, and fix it.
06. Hot water discharge onto a metal roof
A hot water relief pipe or aircon drain discharging onto Colorbond or Zincalume can stain and corrode the steel over time. The fix is to pipe it into a gutter or downpipe with a suitable PVC line, a small job that saves a sheet replacement later.
What Is the Valley on a Roof Called?
It’s called a roof valley, and the metal channel in it is a valley iron (or valley gutter). It sits where two roof slopes meet at an internal angle and carries water from both slopes down to the gutter. Because it carries so much water, a rusted or blocked valley is one of the most common causes of Perth roof leaks.
01. Signs it’s leaking
A ceiling stain near an internal corner of the roof, rust streaks or holes in the valley, and leaves or tile grit piled in it.
02. Check the roof space
Look for water marks on the timber either side of the valley.
03. Why old valleys fail
Galvanised valleys rust from the inside, where wet leaves and grit sit against the steel.
04. The proper fix
New Colorbond or Zincalume valley of the right width, tiles re-laid and rebedded, cut to the right line.
Are Roof Plumbers Expensive?
Roof plumbers charge similar rates to other skilled trades, and most quotes are for the job, not by the hour. Independent Perth cost guides (November 2026) put a roof plumber call-out for leak investigation at about $280 to $650, flashing or metal sheet repairs at about $450 to $2,200, valley iron replacement at about $85 to $180 per metre, and box gutter repairs or relining at about $380 to $950.
The real cost question is whether the fix lasts. A cheaper silicone patch that fails next winter costs more than doing it properly once.
Estimated Perth costs, November 2026, from independent Perth cost guides. Indicative only, not a quote: your price depends on your roof. WA Consumer Protection advises getting more than one written quote, and prices must include GST.
Do You Do Commercial Roof Plumbing?
Often, yes: box gutters, flashings, sheeting and drainage on shops, offices, strata buildings and warehouses. Commercial roofs often have long box gutters, parapets and low-pitch metal roofs that need careful drainage design. Tell us the building type and roof size when you call and we’ll confirm the right team for the job.
