Gutter Replacement and Repairs in Perth

Gutters do one job: get winter rain off your roof and away from your house. When they rust, sag or overflow, water ends up in the eaves, the walls and sometimes the ceiling. We replace gutters, downpipes, rainheads and box gutters across Perth, sized for real winter downpours.

When Do Gutters Need Replacing?

Replace gutters when they’re rusted through, leaking at joins that keep failing, sagging or pulling away from the fascia, or overflowing in normal rain because they’re undersized or have lost their fall. Painted-over rust, water stains on the eaves and streaks down the walls are the usual early signs. Small leaks at joins can often be repaired.

Signs Your Gutters Are Done

Check your gutters from the ground after rain. If you see any of these, they are near the end of their life:

  • Rust holes or flaking along the bottom of the gutter
  • Joins that leak again after being sealed
  • Gutters sagging between brackets or tilting outwards
  • Water pouring over the front edge in moderate rain
  • Staining or rot on the fascia and eaves lining
  • Puddles or erosion along the foundations below

How long do gutters last in Perth?

  • Colorbond gutters commonly last 20 years or more inland
  • Less near the coast, where salt air corrodes them faster
  • Old galvanised gutters on 1960s–80s Perth homes are often well past their best
  • Wet leaves left sitting in a gutter shorten its life anywhere

How Much Does Gutter Replacement Cost in Perth?

Gutter replacement in Perth is usually priced by the metre plus downpipes and any fascia work. Independent Perth cost guides put Colorbond gutters at about $50 to $115 per metre installed, and a whole single-storey home at about $2,300 to $7,500 (November 2026). As a real-world example, a Perth homeowner reported paying about $3,500 to replace roughly 60 metres of gutters, add two downpipes and repair a third. Two-storey access, box gutters and fascia replacement add cost.

Does gutter replacement include downpipes and fascia?

Not automatically. Some quotes include downpipes and some don’t, and fascia is almost always extra because it depends on what’s found when the old gutter comes off. Ask for downpipes, rainheads, fascia and disposal of old gutters as separate lines, so you can compare quotes properly.

What Are Box Gutters and Why Do They Leak?

A box gutter sits inside the roof line, between two roof sections or behind a parapet wall, instead of hanging off the edge. When it overflows or rusts, water goes straight into the building, not onto the garden. They’re common on Perth townhouses and older character homes in suburbs like Mount Lawley, Subiaco and North Perth. If yours has leaked more than once, it probably needs redesigning, not resealing. The fix that works:

01. Sized for the roof

A gutter sized for the roof area that drains into it.

02. Proper sump and outlet

A properly sized sump and outlet, with a rainhead.

03. An overflow

An overflow that sends water outside the building if the outlet blocks.

04. Correct fall

Set to the correct fall, so water doesn’t sit.

05. Sheets and flashings

Roof sheets turned down into the gutter, with flashings sealed properly.

Are Gutter Guards Worth It in Australia?

Gutter guards are worth it if your roof sits under trees, especially in the Perth Hills and leafy suburbs where gutters fill with gum leaves and marri nuts. They cut down cleaning and blockages, but they don’t make gutters maintenance-free. In bushfire-prone areas, non-combustible metal mesh guards help stop embers igniting leaf litter.

01. When they help

Trees overhanging the roof, valleys that fill with leaves, homes in Kalamunda, Mundaring, Darlington and other Hills suburbs, and anyone who can’t safely get on a ladder.

02. When they’re less useful

Roofs with no nearby trees, or very low-pitch roofs where mesh can trap debris on top.

03. Bushfire areas

Check your BAL rating if you’re in a bushfire-prone area on the DFES map. Building rules under AS 3959 cover gutters and downpipes, and non-combustible leaf guards are a sensible upgrade. Ask a building surveyor about your property’s requirements.

Which Gutter Profile Is Best for a Perth Home?

The most common choices are quad (the classic D-shaped profile on most brick-and-tile homes), half round (character homes and a softer look), and square or fascia-style gutters (modern homes, higher capacity). The best choice is the one that carries enough water for your roof area and matches your house.

Perth’s winter downpours test capacity more than anything. If your gutters overflow in heavy rain even when clean, you probably need a higher-capacity profile, more downpipes, or both, not just new gutters of the same size.

Do coastal homes need different gutters?

Yes. Within a few hundred metres of breaking surf, salt air corrodes standard steel faster. BlueScope recommends Colorbond Ultra or stainless options closer to the ocean, depending on distance. We check your distance from the coast and use the right grade and fixings.

Can I Replace My Own Gutters?

You can, if you’re confident working at height on a single-storey home, but it’s harder than it looks. Getting the fall right, sealing joins and stop-ends, fitting brackets into sound fascia and connecting downpipes to stormwater are where DIY jobs leak. Two-storey work needs edge protection and is best left to a pro.

Should I replace gutters before or after the roof?

If you’re re-roofing, do them at the same time, after the roof sheets or tiles go on, so the gutters match the new roof line and colour and access is only set up once. If you’re restoring a tile roof, replace rusted gutters before the final coats so you don’t damage fresh paint. See re-roofing and roof restoration.

Does gutter replacement need a permit or scaffolding?

Replacing gutters like for like doesn’t normally need a building permit. Single-storey gutters are usually done from ladders and the roof with safety gear. Two-storey homes need edge protection or scaffolding under WA safety rules, which adds to the cost.

Is Gutter Replacement Covered by Insurance?

Only if the damage was sudden, such as a tree branch or storm tearing a gutter off. Rusted, sagging or leaking gutters are treated as wear and tear and are rarely covered. If water from a blocked or rusted gutter damages the house, insurers often decline for lack of maintenance. Keep photos and invoices of gutter work.

Patios, Carports and Downpipes

Small jobs matter too. Perth homeowners often need two or three downpipes added to a carport, a patio gutter that leaks at the corners fixed, or a rainhead replaced. Leaks at patio corners often come from the patio roof sagging so water runs back towards the house, which can need a carpenter as well as a roof plumber. We’ll tell you which.

Not always. If one run has rusted, it can be replaced on its own. Matching an old colour or profile can be tricky, so if most gutters are near the end of their life, doing them together usually looks and works better.

Enough to drain your roof area in heavy rain. Many older Perth homes have too few. A rule of thumb is roughly one downpipe for every 12 metres of gutter, but roof area and pitch matter, so we size it per house.

Usually, yes. Colorbond gutters and downpipes come in the standard colour range. Older roofs may have faded, so we’ll show you samples against your roof.

Gutters are cleared as part of repairs and restorations. Ask about regular gutter cleaning when you call.

Usually a gutter overflowing backwards because it’s blocked, too small or set with the wrong fall, or a gutter fitted higher than the roof edge. Both send water over the back of the gutter into the eaves.
